A walkthrough of your home — inside and out. Filters, seals, safety systems, drainage, weather prep, and anything else that needs regular attention. From there, a custom maintenance plan is built with clear pricing. No pressure, no obligation.

How much does the membership cost? +

Membership starts at $45/month. That covers quarterly visits with essential maintenance — filters, leak checks, smoke and CO detectors, thermostat batteries, weather stripping, and more. Add-on services like lightbulbs, gutters, caulking, and pressure washing are $45–$75 each. Every price is flat-rate. No hourly guessing, no hidden fees.

Who does the work? +

Josh Davis — owner, operator, and the only person who shows up. Licensed and insured with 20+ years of hands-on experience in residential construction and commercial facility management. No subcontractors. No strangers. Just a neighbor with the right tools and the know-how to use them.

What neighborhoods are currently served? +

Routes currently run through Shadow Ridge, The Ridges, Elkhorn, West Omaha, Millard, Papillion, La Vista, Gretna, and Ralston. New neighborhoods are added based on demand — if your area isn’t listed, sign up anyway. Areas with the most interest get added first.

Do I need to be home during quarterly visits? +

Depends on the job. Exterior work like gutter cleaning and pressure washing can usually be done without anyone home. Interior jobs need someone there to let the truck in. Either way, you’ll get a time window and a heads-up when the route is nearby.

What if something unexpected comes up? +

The price you see is the price you pay. Flat-rate means flat-rate. If something unexpected comes up during a visit, you’ll be told before any extra work happens and given clear options. No surprises, ever.

What about bigger projects? +

The Handy Neighbor Co. also handles small projects, repairs, and contractor-level work beyond the membership plan. Deck repairs, fence work, drywall, trim carpentry, bathroom refreshes — if it’s in a house, it’s probably been built, fixed, or replaced before. Reach out to talk through what you need.
