Sprayer flush, filter cleaning, and a full maintenance cycle get your dishes actually clean again. The Handy Neighbor Co. started the way most good ideas do — a neighbor needed help with something small, and I was the guy who actually showed up.

Licensed and insured with over 20 years of hands-on experience — building, fixing, and taking care of homes. From flooring and trim to plumbing, electrical, windows, and installs — the kind of work that teaches you what lasts, what doesn’t, and how to do it right the first time.

What happens when I sign up? +

A walkthrough of your home — inside and out. Filters, seals, safety systems, drainage, water and air quality testing, weather prep, and anything else that needs regular attention. From there, we document your home's systems and build your seasonal maintenance schedule. No pressure, no obligation.

How much does the membership cost? +

$88 per month. That covers four quarterly visits per year with all labor included — filters, safety checks, appliance maintenance, seasonal prep, and everything else on your home's maintenance schedule. Materials are billed separately. Cancel anytime.

Is there a contract? +

No. You're billed $88 per month and can cancel anytime. No long-term commitment, no cancellation fees. Most members stay because the value speaks for itself.

Who does the work? +

Josh Davis — owner, operator, and the only person who shows up. Licensed and insured with 20+ years of hands-on experience in residential construction and commercial facility management. No subcontractors. No strangers. Just a neighbor with the right tools and the know-how to use them.

What neighborhoods are currently served? +

Routes currently run through The Ridges, Shadow Ridge, Armbrust Acres, Bay Shores, Leawood, and Pacific Park in West Omaha. New neighborhoods are added based on demand — if your area isn’t listed, sign up anyway. Areas with the most interest get added first.

Do I need to be home during visits? +

Yes — someone needs to be home or leave a way for me to access the house. Depending on the services scheduled, some light prep may be needed ahead of time. For example, the dishwasher should be emptied before a dishwasher service. You’ll always get a heads-up on what to expect before each visit.

What if something unexpected comes up? +

Your membership service price never changes. But sometimes during a visit, I’ll discover something bigger — a part that’s too worn for maintenance to help, or a surprise that needs real repair work. When that happens, I’ll let you know exactly what I found, give you an estimate or recommendation, and we’ll figure out the best path forward together. You’re a member, and I treat your home the way I’d treat my own.

What about bigger projects? +

I do take on small projects outside of the quarterly plan — bathroom refreshes, whole-house fixture updates, deck work, siding and roofing repairs, drainage, and more. That said, my priority is the quarterly membership service, so I’m selective about how much project work I take on. Members always get first priority for small projects before I open anything up to non-members. Reach out to talk through what you need.
